Property settings are role-gated: only Managers and other users with settings
access can open and change them. If you can’t see these screens, ask a
property Manager. See Roles & permissions.
The Properties list
The Properties screen shows every property you have access to as a grid of cards. Each card shows the property’s avatar, its city, and how many units it holds, plus its description when one is set. Use the search box to find a property by name or address, and the sort control to reorder the list. Tap a card to open that property’s settings. To add another property, open the property switcher and tap Add property. See Create a property.Settings sections
The Settings screen lists these sections:- General: name, address, description, check-in and checkout times, the cancellation policy, and a color.
- Guest portal: what guests read on their stay page (how they get in, house rules, house info, local tips, and the WiFi), with a live preview of that page. See Guest portal.

- Tourist tax: the AI-drafted tax instruction used to calculate each booking. See Tourist tax.
- Activity: who changed rates, reservations, tasks and guests here, and when. Rate changes say whether your channels took them. Owners and managers only. See Pricing.
Edit the General details
Open General to edit the property’s core details.1
Set the property image
Tap the image at the top to change the property image. This is the avatar
shown for the property across the app.

Edit the name and short code
Property name is how the property appears everywhere. Short code is
a compact label used on calendars and badges. It auto-fills from the name,
and you can type your own or clear it to go back to auto-fill.

Add a description
Use Description to describe the property. This description is visible to
guests and users.

Update the address
Under Address, search and select the property’s address from the
suggestions. Vidimo uses it to pin the location and set the tourist-tax
jurisdiction.

Set the timezone
Timezone is used for check-in and check-out times and scheduling. Enter
it in
Region/City form, such as Europe/Ljubljana.6
Set the times
Check-in from and Checkout by are the property’s standard times.
Guests see them alongside their stay dates in the stay portal.Check-in from does more than display: it’s the time the Calendar’s
daily dashed lines fall on, and it’s what builds the arrival-time choices a
guest picks from at check-in. They’re offered in two-hour windows starting
at it, so the picker can never offer a slot before you’re ready.

Set the cancellation policy
Cancellation policy is what a guest booking on your public page is
promised, and what a refund follows if they cancel. Pick one of four:
The wording under the field is exactly what guests read on your page, so
you can see what you’re promising before you save. New properties start on
Flexible.

Choose a color (optional)
Pick a Color swatch, or enter a custom hex value, to give the property a
visual cue across the app and to theme its public page. Leave it empty to
let Vidimo pick one automatically.

Save your changes
Tap Save. To discard them instead, tap Cancel.
Guest portal
Open Guest portal to edit what guests read on their stay page, the page they open from their check-in link. A preview of that page sits beside the fields, so you can see it change as you type, before you save.1
Choose the access method
Access method is how guests get into the property: Door code,
Staffed reception, Smart lock, or Lockbox. It shapes what the
guest’s stay page shows on arrival day, so keep it current.

Add the reception hours (staffed reception)
If you pick Staffed reception, Reception opens and Reception
closes time fields appear. Set the desk hours guests can expect.

Write your house rules
House rules are what a guest reads and agrees to once at check-in, on
behalf of everyone on their booking. Write one rule per line. Guests see
them exactly as you lay them out. Leave it empty and guests skip that step
entirely.
What a guest agrees to is recorded as it was written at that moment, so
editing your rules later never changes what an earlier guest accepted.

Add house info and local tips
House info is how the place works: heating, bins, appliances, quiet
hours. Local tips are your picks nearby: food, transport, what not to
miss. Guests see both in their portal, and the AI draft in your inbox
answers from them, so a guest asking “where’s the best coffee?” gets your
answer rather than a guess.

Add the WiFi
Enter the network name and password. The password stays hidden until you
tap the eye icon. Guests see the WiFi on their stay page once both fields
are set; the preview shows from which day.

Check the parking
The Parking row shows how many spots guests see. Tap it to edit them.

Save your changes
Tap Save. To discard them instead, tap Cancel.
Preview what guests see
The preview uses a sample stay, so the dates, the guests and the door code are examples; everything you wrote is shown as you wrote it. The preview is in the web app and the phone and tablet apps. It also sits beside a parking spot while you edit it.- On a phone or a narrower tablet screen, tap Preview as guest at the top of Guest portal, or Preview beside Access method, House rules, House info, Local tips or WiFi. The preview opens at the moment of the stay when a guest sees that field.
- On a wider screen, the preview sits beside the fields and follows you: as you move to a field, it turns to the moment of the stay where guests see it.
Parking
Open Parking to tell guests where to leave the car. Guests see it in their stay portal before they arrive, so they can plan the drive, and throughout their stay. A property can have several spots, such as a courtyard and an overflow field, and guests see them in the order you set here.1
Add a spot
Tap Add parking and give it a Name guests will recognize, such as
“Garage on Kongresni trg”.

Set the location (optional)
Under Location, search for the address in Search an address. If
the spot has no street address, drop a pin on it in Google Maps, tap
Share, paste the link into Or paste a Google Maps link, and tap
Use link. Only Google Maps links work; an Apple Maps link is refused.
You can also paste coordinates, such as
46.0511, 14.5051.
Guests see a small map of the spot on their stay page, and an Open in
Google Maps link that takes them straight there. A spot with only
directions shows them without a map or link.3
Write the directions
Use Directions for what a guest needs on the way in: which entrance,
the barrier, the level, and how to pay.

Add photos
Tap Add photos to show the entrance, the barrier, or the bay. You can
add up to six, and screenshots work too.

Save
Tap Add parking to save a new spot, or Save when you edit one. To
leave without saving, tap Cancel or go back.
